We're a few weeks in on this Dallas addition project and it is really starting to take shape. We are adding an enclosed family room and open patio. Pool Environments will finish the project with a brand new pool. We've posted several photo updates on our Facebook page highlighting the progress. So far we have made it through site prep work, foundation prep, and the concrete foundation pour. This week we are finishing up framing and us such we can finally see the new structure start to take shape.</div>

Before any work on building the new structure could begin, significant site prep had to take place. For this project both the main water and sewer lines had to be moved in preparation of the new pool and plumbing fixtures that will be included in the patio. Special care was also taken to verify and ensure the accuracy of all measurements before foundation prep and the concrete pour could begin.</div>

The big guns were broken out for the foundation prep work in order to drill the necessary holes in the ground for the foundation piers. Before the concrete could even be poured significant prep work had to be done to prepare the ground for the new foundation. </div>

The kitchen didn't undergo too many changes, but it received a nice facelift that we think is going to really modernize the look and feel of the room. Some of the updates included a fresh coat of paint for the cabinets and walls, a new farmhouse sink, and new Italian marble countertops.</div>

The master bathroom went through a major overhaul that included a complete gut of the room, taking out the back wall and expanding it out several feet, and changing the overall layout of the room to allow for a larger walk in shower, a pedestal tub, and more space overall throughout the room.</div>

In the collage to the right you can see the exterior of the house where the bathroom wall was pushed out. A new, large window will allow plenty of natural light into the bath. And a nice side effect of the room expansion is a covered patio underneath just off of the kitchen for the homeowners to enjoy.</div>

Due to the layout changes involved in the bathroom the shower photos were unable to be taken at a comparable angle to the old shower that would really show the progress and changes. The old faucet handles and shower head are in the same general area as the soap niche and shower seat in the new shower as shown below. The last collage shows the new entrance to the shower.</div>

It's hard to think that 2015 will soon be coming to an end and that a new year is waiting just around the corner. But before you know it, the calendar will be ticking forward another year, and with that change comes a whole host of new topics of what will be on trend during the upcoming year. In home design one of the more popular topics regarding what will be trending is color. This year several of the lead opinion makers are all leaning towards a similar color. And what is that color? It's white! Or a shade of off white, depending on where you look. Check out some ideas below on how to incorporate 2016's hot color into your own home.</div>

Whether you plan to us it sparingly on just a few accent pieces or liberally throughout your house, white is a color that you can use without much fear of it overwhelming or overpowering, fro the walls to the furniture to built ins and so much more. Be warned though, white has a way of showing dirt easily, so up keep will be required. But no one ever said being trendy is always easy. If upkeep is a major concern of yours try going with more of an off white hue, it will hide dirt better than a pure white. And you probably don't want to use it everywhere or else you risk your house coming across as too sterile. But at the same time, don't be afraid to commit to liberal use of the color, just make sure you have some plans to break it up a little bit.</div>

It features many natural materials (think wood cabinets and stone countertops) and elegant finishes. Key Residential recently started a remodel in Plano that includes an expansion of the upstairs master bathroom. The original bathroom was gutted and one wall has been pushed back to expand the room (and also create a nice shady patio for the homeowners below). The job has been going on for a few weeks now and is coming along nicely. Framing and roofing was completed this week so you can see where the new wall is now located. One of the first things that comes to mind when wanting to add color to your home would probably be to paint the walls. While neutral colors are currently on trend, there are no shortage of rooms out there painted in blues, greens, or any other color you can think of. Walk into any paint store and you will be bombarded with options from which you should be able to find a hue that is appealing. If you are planning to paint an entire room consider using a muted tone so as to not overwhelm the room. Painting the walls will limit you more in your decorating options as you will need to make choices that match your wall color, but if your tastes change it is relatively easy and inexpensive to just paint the walls a different color.</div>

But don't let yourself get caught up completely with just finding the perfect color. Make sure the material that you go with will work well for your needs. If you're more of a low maintenance person then you may not want to pick a material that requires more care regardless of how much you love the color.</div>

One of the first things you need to do when designing your living room is to figure out what the focal point is going to be so that all of your other design decisions work to enhance your selection. There is no rule for what the correct furniture is for your living room. Ultimately, your furniture should suit your family and your needs. If you have a large family or entertain often then you probably want a fair amount of seating. Also bear in mind how much space you have for furniture. If there's not enough room for all the seating that you want then think about using some multifunctional furniture. When there aren't that many people in the room that ottoman can be used as a coffee table but when you're entertaining it can easily be converted into extra seating.<br />

Coffee table trays can be very handy as not only a place to arrange stylish knick knacks but also when you're cleaning up in preparation for guests. The kitchen work triangle is based on the idea that the placement of the three most used areas in the kitchen (the refrigerator, stove and/or oven, and sink) will have a direct effect on the efficiency of a kitchen. But don't think that there is a single perfect work triangle. Rather the style of the kitchen (galley, u-shape, l-shape, island, etc) and your intended uses for the room will determine the most effective design. Do you prefer cooking quick and easy meals or meals that will use a plethora of ingredients and dishes to prepare? Appliances are good at eating up your budget, especially if you have your eye on something high end. It would be good to start your search by deciding how much of your budget you want to go towards appliances. All white, all black, or a mix of the two are a classic choice and rarely go out of style. A common mistake in kitchen remodeling is leaving lighting to be planned last. This can result in a small lighting budget and less than ideal lighting used, such as a single overhead light. Living near Dallas, Texas, we here at Key Residential have experienced our fair share of crazy weather, especially during tornado season. If you live in an area that is prone to tornadoes then you know that when the sirens start going off, it's time to take shelter as quickly as possible. However, many homes in this area do not have a space specifically designed for storm shelter. And unlike up North, few homes down here have a basement. As such, there has been a lot of focus in recent years of equipping homes with a storm shelter or safe room when severe weather hits. And while many people think of basements or an underground shelter in their yard, why not consider equipping a room withing your home as a storm shelter?<br />
<br />
In one of our recent new home builds we were tasked with creating a multipurpose room that would serve as both a powder bath and safe room. When constructing a safe room, there are two important aspects that must be addressed regarding the construction of the room: ensuring the room is properly anchored to the ground to prevent it from tipping over during a storm and reinforcing the walls to withstand strong winds and flying debris.<br />
<br />
To address the first aspect, a tubing system anchor was created and bolted into the concrete piers that were set fourteen feet into the ground. To reinforce the walls, overlapping steel plates were screwed into the framing. Plywood was then added over the metal followed by sheetrock. A door that was just over two inches thick seals the room from the rest of the house, creating a secure and reinforced storm shelter. In keeping with the higher end finishes of the rest of the home, the powder bath was finished off with beautiful shell mosaic wallpaper and red oak hardwood floors with a dark ebony stain. Without inside knowledge, it would be near impossible upon first glance to know that this room was anything but a powder bath. The finished product is a beautiful and secure room that will protect this family from the crazy and temperamental weather in Texas.<br />

The 2015 awards season for Key Residential kicked off with a bang last week when one of our outdoor living remodels won the National Contractor of the Year (CotY) Award for Residential Exterior over $200,000 from the National Association of the Remodeling Industry (NARI). To celebrate this award winning project, we wanted to take a look back at the design and features that made it such a memorable and successful remodel.</div>

Creating a backyard vacation oasis that could be enjoyed year round by the homeowners and where they could host family gatherings with their grown sons and future grandchildren was the goal of this project. The project included the expansion of the outdoor kitchen and living area, remodel of the pool and surrounding deck, and the addition of new landscaping throughout the backyard. A high roof line in the covered outdoor living area allows for an almost unobstructed view into the backyard and large windows across the back wall permits plenty of sunshine to still flow into the house. </div>

The expansion of the outdoor kitchen included the addition of full kitchen amenities: an undercounter refrigerator and icemaker, a clean up station with an undermount sink, integrated trash and recycling bins, and a dishwasher. Additional special features in the kitchen include a wood fire pizza oven with a ledgestone surround (an additional chimney was added to accommodate for the oven), a Wolf grill with side burner, and restaurant quality Alto-Shaam smoker. The countertops are Neolith Limestone Lava, a material designed to hold up well in outdoor elements.</div>

The adjacent living area was expanded to allow for both a formal dining area and a seating area that could be directed towards a corner mounted TV above the kitchen. The wood burning fireplace was redesigned to include a ledgestone surround, solid wood mantel, and new hearth seat. Throughout the outdoor living extension, fans and heaters were installed to allow for year round comfort in the often temperamental Texas weather.</div>

The remodel of the pool and deck area included removing the hot tub and expanding the pool into the space it occupied to create a wet deck large enough for lounge seating and to provide a safe place for younger children to enjoy the pool. Two waterfall features were added to the back end of the pool with one including a ledgestone surround to match the fireplace and pizza oven details. Mexican pavers were removed and replaced with limestone pavers throughout the backyard to allow for a seamless design aesthetic. Synthetic grass was inlaid between the pavers surrounding the pool, ensuring year round beauty.</div>

If you find a little extra room in your budget then think about adding an accent into the design, like a floor or wall mural or tile accent in the shower.These small things may not seem like much but can make a huge difference.</div>

living space. A chimney was added to allow for proper ventilation and designed
to match the existing full masonry cast stone chimneys of the property.</div>
